Bondi Apartments

38 Ocean Street North is a 9 storey, 32 apartment building (11 affordable apts) sitting mid-hillside in a boulevard of Morton bay figs overlooking Bondi Beach.

The small lot consolidation drives the narrow linear building form allowing for densely landscaped setbacks, 100% of apartments enjoying a northerly aspect with glass louvres promoting cross ventilation.

The structure, floor plan and orientation of the building is expressed directly in the predominately white façade of face brick and concrete elements.

The western (Street) and eastern façades are tapered with cantilevered balconies. These blade-like forms are juxtaposed with the horizontally and vertically expressed structural elements and solar forms of the northern façade.

Contextually, the building relates to the heritage curtilage of the adjacent Federation Gothic Anglican Church in a contemporary and subtle manner. The vertical blade elements within the northern façade reference the brick buttresses of the heritage item and the splayed ends reflect the geometry of the Church’s octagonal apse.
