The composition of four vertical off form concrete elements are expressed with deep recesses and vertical copper blades. Materially, the recessed upper floor is shaded in black zinc, set off by the overhanging landscape.

The copper awning steps and folds down the sloping site to articulate the retail below and the rhythmic language of the concrete bay elements above.
